About the Role

This role is suited to someone who has been hands-on in deal analysis and has been part of teams that have successfully seen acquisitions through from initial sourcing to completion. You will play a key role in assessing investment opportunities, conducting due diligence, and providing analytical support throughout the deal lifecycle.

Key Responsibilities

Source, screen, and evaluate potential commercial and residential development plot acquisitions

Conduct financial modeling and feasibility analysis, including DCF, IRR, and sensitivity analysis for proposed acquisitions

Perform market research and benchmarking to assess land values, development potential, and comparable transactions

Prepare investment papers, deal memos, and presentations for management and stakeholder review

Conduct due diligence on potential acquisitions, including site visits, zoning checks, and coordination with legal, planning, and other advisors

Support negotiations and deal structuring through to acquisition completion

Monitor market trends, government land sales (GLS), and en-bloc opportunities relevant to the company's acquisition pipeline

Maintain and update deal tracking records, pipeline reports, and post-acquisition performance reviews

Liaise with external parties including agents, consultants, valuers, and financial institutions

Requirements

Degree in Real Estate, Finance, Business, Economics, or related field

2 to 4 years of relevant experience in real estate investment, acquisitions, or development analysis

Demonstrated experience analysing and seeing through the acquisition of commercial and/or residential development plots

Strong financial modeling skills, including proficiency in Excel (DCF, IRR, sensitivity analysis)

Solid understanding of the Singapore real estate market, land use planning, and development feasibility

Strong analytical, research, and report-writing skills

Good communication and stakeholder management skills, with the ability to work with agents, consultants, and legal advisors

Detail-oriented, with strong organisational skills to manage multiple deals and timelines

Able to work independently and take ownership of deal analysis from sourcing through to completion
