Job Description

This position will be responsible to support Director of Leasing &Sales to develop an effective leasing strategy and tenancy mix for industrial propertiesunder the BS Capital portfolio.

Key Responsibilities

• Support and implement leasing strategies to maximise rental yield and occupancy across the Company’s industrial property portfolio.
• Source and secure new tenancies through market prospecting, networking, and liaison with property agents.
• Manage lease renewals and maintain strong relationships with existing tenants and prospects.
• Conduct negotiations on lease terms within approved guidelines and company parameters.
• Carry out market research and analysis on competitors, rental benchmarks, and occupancy trends.
• Coordinate with lawyers on the preparation of lease agreements, supplemental agreements, and related documentation.
• Process refunds for security deposits, renovation deposits, and expired or terminated leases upon completion of necessary checks.
• Prepare and issue correspondence to tenants relating to compliance matters and lease administration.
• Generate weekly and monthly leasing reports for Management, including deviations from standard lease terms and non-compliance matters.
• Maintain proper documentation and records, including updating databases, e-filing, scanning, sorting, and processing of documents.
• Perform general administrative and ad-hoc duties as assigned.

Job Requirements

• Diploma in Business, Real Estate, Property Management, or related discipline.
• Minimum 3–5 years of relevant experience in industrial leasing, commercial leasing, or property management.
• Strong interpersonal, communication, negotiation and written skills.
• Meticulous, organised, and able to manage multiple tasks efficiently in a fast-paced environment.
• Able to work independently while also contributing effectively in a team environment.
• Proficient in Microsoft Office applications, design software for preparation of marketing materials and comfortable handling leasing databases and reporting.

• Salary Range: $3,500 – $4,500 per month
