About the role
As a Property Executive at JLL's Aljunied Jurong Industrial Estate site, you'll be the hands-on guardian of building operations for a JTC terrace workshop facility. This is a critical, independent role where you'll manage day-to-day building operations including M&E systems, cleanliness standards, pest control, and most importantly—tenant engagement and coordination. You'll oversee repair and replacement work, manage defects rectification throughout the Defects Liability Period, and serve as the primary liaison between building owners, facilities management companies, tenants, and contractors. This isn't a high-rise intelligent building—it's an open-area terrace workshop environment that requires regular site walking, climbing stairs, and being ready to respond 24/7 to critical situations like fire or electrical outbreaks.
Key responsibilities
Manage building operations including M&E systems, cleanliness, pest control, and general facility maintenance across the JTC site
Engage directly with tenants to address their needs, coordinate work activities, and minimize disruption to their daily operations
Monitor and follow up on repair and replacement work, ensuring defects are rectified during and post-DLP
Conduct regular site inspections and attend meetings with building owners, FMC, tenants, and contractors
Actively follow up on feedback and close cases on a weekly basis, maintaining strict SLA compliance
Prepare and submit engineering, facilities, and project reports as required
Champion a "Safety First" culture by identifying safety risks, ensuring contractor adherence to safety standards, and maintaining compliance with all statutory and regulatory requirements
Serve as the single point of contact for all facilities services at the site, escalating issues to management when necessary
Remain on standby 24/7 to respond to critical situations such as fire outbreaks or electrical emergencies
About you
Diploma in Building or Facilities Discipline from a recognized tertiary institution with a minimum of 3 years' relevant experience (M&E, civil, or building background preferred) OR ITE/NTC facility management or technical discipline with minimum 3 years' experience
Proven experience in facilities management within a building environment (mechanical, electrical, or industrial settings accepted)
Strong technical and project management knowledge
Solid understanding of facilities operations and statutory requirements
Knowledge of safety, environmental, and compliance standards applicable to facility operations
Computer proficiency in Microsoft Office (MS Project and advanced Excel are advantageous but not essential)
Experience working in industrial, warehouse, or terrace workshop environments
Familiarity with JTC properties or similar facilities
Background in defects management and DLP processes
Strong problem-solving ability with a proactive, independent work style
