Client Overview:

Our client is a recently launched luxury villa complex in Bali’s vibrant Canggu area, offering a small collection of exclusive, modern villas. Designed for privacy, comfort, and exceptional guest experiences, the property caters to international travelers and long-stay guests seeking a serene coastal escape.

Job Role:

The General Manager is the primary strategic leader and operational head of the property. In this pivotal role, you are responsible for the total lifecycle of the property, balancing the "soft" artistry of 5-star guest experiences with the "hard" data of revenue maximization.

Key Responsibilities:

  • Develop and execute the full revenue strategy, including annual planning, seasonal pricing, promotional calendars, and yield management to optimize occupancy and ADR.
  • Manage and optimize all distribution channels, including OTAs (Airbnb, Booking.com, Agoda, etc.) and direct booking platforms to maximize visibility, conversion, and revenue performance.
  • Monitor market trends and competitor pricing on a daily basis and implement dynamic pricing adjustments based on demand patterns and booking pace.
  • Prepare and deliver comprehensive financial and performance reports, including RevPAR, occupancy forecasts, and monthly profit & loss analysis for ownership review.
  • Oversee all operational aspects to ensure consistent 5-star luxury standards across the property, including housekeeping, maintenance, and overall villa presentation.
  • Maintain a strong hands-on presence in daily operations to ensure exceptional guest experience, high satisfaction levels, and strong online ratings and repeat bookings.
  • Lead end-to-end team management, including recruitment, training, performance evaluation, and development of a lean and high-performing hospitality team.
  • Foster a culture of accountability, initiative, and teamwork while ensuring full compliance with local labor laws, safety regulations, and hospitality standards in Bali.

Candidate Requirements:

  • Bachelor’s Degree in Hospitality Management or related field.
  • 7–10 years of experience in the hospitality industry, including 3–5 years in a Senior Management or General Manager role, with a proven track record in revenue management for luxury villas or boutique hotels and strong experience managing high-end villa or loft complexes (10–20 units).
  • Strong English communication skills, both verbal and written, with experience working in owner-facing or expatriate environments.
  • Advanced knowledge of OTA platforms and Property Management Systems, including algorithm understanding and optimization across channels such as Airbnb, Booking.com, and Agoda.
  • Strong operational and technical capabilities, including inventory control, maintenance systems, and procurement processes.
  • Strong financial literacy, including budgeting, P&L analysis, and revenue forecasting.
  • Entrepreneurial, proactive, and highly data-driven mindset with strong leadership, decision-making, and problem-solving abilities.
  • Detail-oriented, calm under pressure, service-focused, and capable of maintaining high hospitality standards.
  • High integrity, confidentiality, and professionalism in representing the property.
