Job description for Project Manager (Property) at Confidential Company Talenthunt 2-002
- Coordinates with the property team on entitlement timeline and specific milestones
- Lead role in all aspects of permitting projects
- Coordinates with Operations team on pre-opening, technical services
- Prepares and manages project-related budgets and other necessary documentation.
- Outlines project resource requirements, including engagement of consultants and contractors
- Prepares RFPs and reviews and qualifies consultant and contractor proposals
- Reviews and administers project contracts, including those from consultants, contractors, etc.
- Recommends selections for project award
- Manages the day-to-day operational and tactical aspects of assigned projects
- Understands critical path management and the utilization of schedules to establish timelines, meet deadlines and prioritize appropriately
- Coordinates necessary team members including internal departments and external partners to manage the scope, layout, design and other criteria regarding the projects
- Oversees contractors, architects, engineers, etc. during all phases of the projects
- Ensures all project documentation is complete, current and stored appropriately
- Monitors and reports project activities to ensure each project phase is progressing on schedule and within prescribed financial parameters
- Maintains a high level of communication and provides timely and accurate project documentation and reporting regarding project scope, design, budget, quality and schedule agreements
- Schedules and manages team meetings for project planning, communicating project information, status updates and addressing issues
- Resolves issues in a timely manner and communicates difficult/sensitive information tactfully
- Closes out projects in a timely manner with all required certificates, inspections and documents as required
- 15+ years experience in the construction industry with a focus on hotels, offices and real estates (preferably high rise building).
- Experience working for a developer preferred. Office and mixed-use construction experience, a plus.
- Experience as a project manager in the field on hotel, apartment and office development, a plus.
- Understanding of jurisdictional processes required to obtain all necessary permits and entitlements
- Experience in negotiating with contractors, knowledge of various contract forms
- Experience in managing the change order process, familiarity with all associated legal documents
- Must be able to maintain a positive and productive work attitude and a team orientated mind-set
- Exceptional leadership qualities and above average communication skills with the ability to maintain good relations with people from various backgrounds.
- Strong problem-solving abilities while not sacrificing project goals
- Ability to proactively identify critical path tasks and execute on those tasks
- Effective communication, cooperation and conflict resolution skills
- Ability to maintain a focus on both the big picture and the details
- PC proficiency to include (but not limited to) Microsoft Office applications
- Proficiency with Microsoft Project and project management software
