We tell our clients exactly what their villa costs, line by line. Every rupiah has to be defensible, and every rupiah we save is real value handed back to them. That only works if someone checks the numbers properly and buys better than anyone else would.

THE ROLE

Two sides to one job: verifying what contractors charge us, and sourcing everything else at the right price. You work for the owner’s side, independently from our contractors.

COST CONTROL

· Full BOQ audits before contract signature: arithmetic verification, missing scope, unrealistic quantities, unit prices benchmarked against our internal price database

· Verification and pricing of variation orders, no change approved without a costed, written quantification

· Independent review of contractor progress claims before any payment is released

· Take-offs from architectural and structural drawings

· Cost tracking per project: budget vs committed vs actual, variances flagged early

· Maintain and expand our internal unit price database

PROCUREMENT

· Source and buy all FF&E and finishing materials: furniture, sanitary, tiles, lighting, appliances, joinery, outdoor

· Source beyond Bali where it makes sense, Java furniture workshops, Surabaya and Jakarta suppliers, importers, online marketplaces

· Minimum three written quotations on every significant purchase, archived with supplier contacts

· Negotiate prices, payment terms and lead times

· Track deliveries against site schedule so nothing arrives late or too early

· Verify goods on delivery against the order — specification, quantity, quality — jointly with the site supervisor

· Build a qualified supplier database with prices, lead times and reliability history

WHAT WE’RE LOOKING FOR

· 4+ years as a quantity surveyor, cost controller or procurement manager in construction or interiors in Indonesia

· You read architectural and structural drawings and can do your own take-offs

· Good English, written and spoken (required)

· An existing supplier network across Bali and Java is a major advantage

· You genuinely enjoy finding that something is overpriced by 30% (begin your application with the word BOQ, so we know you read this section carefully)

· You are comfortable telling an experienced contractor that his numbers are wrong, and telling us when we are wrong

HOW WE WORK — READ THIS CAREFULLY

No commissions, gifts or private arrangements with contractors or suppliers, ever. Our clients see every invoice; our credibility is the entire business.

You never handle cash and you never hold a company card. All supplier payments are made by bank transfer from the company account, to an account matching the name on the invoice, after founder approval. You select and negotiate; the founder approves and pays; the site supervisor confirms receipt. These three roles are always separate.

We rotate our main suppliers periodically. Your performance is measured against documented benchmarks and our internal price history, not against savings you calculate yourself.
