We are looking for an Estimator to join our team and support the preparation, analysis, and management of project costs for villa and residential construction projects in Bali. The ideal candidate has strong experience in construction estimating, quantity take offs, BOQ preparation, cost analysis, material pricing, and budget control, with a good understanding of construction methods, materials, and project requirements.
Key Responsibilities
- Prepare detailed cost estimates for villa and residential construction projects based on drawings, specifications, scope of work, and project requirements.
- Perform accurate quantity take-offs for architectural, structural, civil, MEP, finishing, and other construction works.
- Prepare and develop Bills of Quantities (BOQ), cost breakdowns, material lists, and project budgets.
- Review architectural, structural, MEP, and construction drawings to identify quantities, specifications, scope, and potential cost implications.
- Analyze project drawings and specifications to identify discrepancies, missing information, variations, and potential cost risks.
- Prepare detailed estimates for materials, labor, equipment, subcontractor works, and other project-related costs.
- Obtain and compare material and subcontractor quotations to ensure competitive and accurate pricing.
- Coordinate with suppliers, subcontractors, engineers, architects, project managers, and site teams to clarify scope, quantities, specifications, and pricing.
- Evaluate supplier and subcontractor quotations and provide recommendations based on price, quality, scope, and project requirements.
- Support procurement by providing accurate quantity requirements, cost information, and technical specifications.
- Monitor material and construction cost developments and update estimates based on current market prices.
- Prepare cost comparisons, budget updates, and cost reports for management and project teams.
- Support value engineering and cost optimization initiatives while maintaining the required quality and project standards.
- Review changes in project scope, design revisions, and variations and assess their cost impact.
- Assist in preparing variation orders, additional works, and cost claims when required.
- Monitor project costs against approved budgets and identify potential cost overruns or savings opportunities.
- Maintain accurate and organized records of estimates, BOQs, quotations, cost comparisons, revisions, and other project documentation.
- Support the project team during tendering, procurement, and construction stages by providing timely cost and quantity information.
- Ensure all estimates and cost calculations are accurate, clearly documented, and aligned with project scope and specifications.
Requirements
- Bachelor's degree or Diploma in Civil Engineering, Construction Management, or a related discipline.
- Minimum 3–5 years of relevant experience in construction estimating, quantity surveying, or cost control, preferably in villa, residential, hospitality, or similar construction projects.
- Strong understanding of construction methods, materials, and building processes.
- Strong experience in quantity take-offs, BOQ preparation, cost estimation, and construction cost analysis.
- Good understanding of architectural, structural, civil, and MEP drawings.
- Experience in preparing detailed cost estimates covering materials, labor, equipment, subcontractors, and other project costs.
- Experience obtaining, evaluating, and comparing supplier and subcontractor quotations.
- Good understanding of construction material pricing and market conditions in Bali is preferred.
- Experience with project variations, cost control, budget monitoring, and value engineering is an advantage.
- Ability to identify discrepancies and potential cost risks from drawings, specifications, and project scope.
- Strong numerical, analytical, and problem-solving skills with high attention to detail.
- Ability to coordinate effectively with architects, engineers, project managers, procurement teams, contractors, suppliers, and site teams.
- Strong communication, negotiation, and documentation skills.
- Proficiency in Microsoft Excel and relevant estimating or construction software.
- Experience with AutoCAD and the ability to read and interpret technical drawings is required.
- Experience with construction estimating or quantity surveying software is an advantage.
- Experience in villa construction, high end residential projects, or hospitality projects in Bali will be an advantage.
