Job Summary:
Fully responsible for leading PT Bara Sangray Sehati retail expansion strategy by identifying, analyzing, and securing new store locations (boutiques, islands, or counters) within potential shopping malls across all cities in Indonesia. This role spans market mapping, commercial negotiations with mall management, and ensuring contractual and legal safety.
Key Responsibilities:
- Market Survey and Potential Mall Mapping
- Conduct market research, mapping, and on-site surveys of potential shopping malls across various cities in Indonesia (Jabodetabek, Java, Sumatra, Bali, Sulawesi, Kalimantan, etc.).
- Analyze mall visitor demographics, foot traffic, occupancy rates, and competitor presence to evaluate the viability of new locations.
- Handling Discussion with Mall Leasing
- Act as the official representative of PT Sangray to build networks and initiate discussions with Mall Leasing Managers or mall management boards.
- Present Sangray’s brand concept, company profile, and business outlook to secure the best and most strategic spaces within the mall.
- Negotiation with Mall Leasing
- Negotiate rental rates, revenue-sharing schemes, service charges, store placement, fitting-out periods, and lease contract durations.
- Ensure that the final lease cost structure aligns with the company's profitability targets.
- Due Diligence and Risk Assessment
- Conduct thorough due diligence on targeted malls, including the operator's legal compliance, mall financial stability, technical facilities (electricity, AC, water supply), and potential future operational risks.
- Prepare comprehensive business feasibility studies and expansion proposals for internal management approval before finalized signings.
Requirements:
- Bachelor’s Degree in Business, Management, Communication, or a related field.
- Minimum 2-3 years of experience in Business Development / Retail Leasing, specifically focusing on store expansions within Indonesian malls.
- Strong network and existing relationships with leasing teams of major mall developers in Indonesia (e.g., Pakuwon, Agung Podomoro, Ciputra, Lippo, etc.). Is a Plus+
- Excellent negotiation, communication, and presentation skills.
- Willingness to travel extensively to various cities across Indonesia.
