Working Hours: Monday to Saturday

Job Role:

The Site Manager acts as the primary field inspector and leader on the project site. You are responsible for the end-to-end management of housing construction, ensuring projects stay on schedule using MS Project. A key part of this role is being a "tough" leader who can proactively handle site issues and maintain a harmonious relationship with the local community and residents.

Key Responsibilities:

Field Inspection: Oversee daily construction activities and ensure work quality meets company standards.

Project Scheduling: Use MS Project to analyze progress, identify delays, and ensure timely completion.

Community Relations: Act as the main point of contact for local residents; proactively handle complaints and coordinate collaboration with the local community.

Site Management: Manage all site resources, including workers and materials, from start to finish.

Proactive Problem Solving: Take initiative to fix site issues immediately without waiting for instructions.

Reporting: Provide regular technical updates and progress reports to the Technical Director.

Candidate Requirements:

Education

Minimum Bachelor’s Degree (S1) in Civil Engineering (Architectural background is not preferred).

Experience

Real Estate Experience: Minimum 5 years of solid and consistent experience as construction Site Manager or equivalent, with at least 2 years specifically in Landed House/Residential Area projects. High-rise or skyscraper experience is not relevant.

Scale of Work: Proven track record in managing large-scale developments (e.g., handling sites with 500–1,500+ units).

Field Inspection Mastery: Extensive experience as an "On-site Inspector," monitoring sub-contractors, daily progress, and material quality directly in the field.

Greenfield to Handover: Experience managing the full site lifecycle, from land clearing and infrastructure (roads, drainage) to unit construction and final handover to residents.

Technical Skills

Project Analysis (MS Project): Highly proficient in using MS Project to create Work Breakdown Structures (WBS), track critical paths, and perform delay analysis to keep the project on schedule.

Civil Structural Knowledge: Deep understanding of residential structural standards, soil preparation, and drainage systems specific to Cikampek/West Java topography.

Site Budgeting & Material Control: Ability to analyze material usage (Stock Opname) and ensure no waste or leakage on site.

Quality Control (QC): Expert at identifying structural or finishing defects during construction to minimize future maintenance complaints from residents.

Technical Reporting: Capable of translating complex site progress into clear, concise weekly/monthly reports for the Technical Director.

Professional & Personal Skills

The "Tough" Personality: Resilient and firm when dealing with local community pressures or difficult sub-contractors.

High Initiative: A "Hunter" mindset for site issues, identifying risks and solving them immediately without waiting for instructions from the head office.

Fast Learner & Tech-Savvy: Open to using new property management software or digital reporting tools beyond MS Project.

Language Skills

Basic English skills.
