Job description for Senior Leasing Manager/Leasing Manager at Shun Tak Holdings Ltd
Objective Summary
The candidate conducts sales negotiations, new and renewal lease negotiations, manages the full cycle of sales and lease documentation, and provides assistance to the tenant management team at 111S.
Key Responsibilities
· Responsible for maximizing the rental income and footfall of an integrated property;
· Formulate and execute commercial leasing strategies and action plans to maximize rental income & cash flow and optimize the tenant mix of the office, medical and retail components of the property;
· Monitor the key performance indicators of the property, including occupancy, rental rates and NOI margin for the office, medical and retail components and provide explanations for variance;
· Establish & maintain relationships with key influencers/decision makers in the retail and office/medical leasing network;
· Identify and negotiate with potential tenants on new leases and follow through with all documentation to complete the lease transaction;
· Maintain good relationship with existing tenants and handle all lease renewals;
· Maximize the retail mall’s casual leasing revenue through the leasing of atrium spaces, road show spaces, media spaces and push-carts;
· Assist in marketing campaigns, advertising and promotional strategies;
· Build and maintain good relationship with tenants and garner their participation in the retail mall’s marcom activities;
· Responsible for annual and periodic update in budgeting of leasing and monitor the leasing performance;
· Responsible for all aspects of lease management;
· Perform other ad-hoc duties as assigned.
Requirements
· Degree in Real Estate Management, Surveying, Business Management or relevant disciplines;
· CEA license is preferred;
· Minimum 8-10 years’ of relevant experience in leasing of retail and office/medical spaces with landlords, real estate investment funds or professional agencies;
· Good command of spoken and written English and Chinese including Mandarin;
· Good negotiation, communication and interpersonal skills;
