Job description for Asset Management Manager at ESR Group

  • Collaborate with the SEA Asset Management Team to coordinate and oversee the asset and lease management of Indonesia’s portfolio, ensuring streamlined operational systems and processes to achieve desired performance levels
  • Work closely with relevant departments and/or property managers (internal/external) to implement strategies that maximize income generation potential and minimize expenses without compromising marketability
  • Collaborate with Senior Management Team on business plans and budgets, and assist with reports such as financial statements, annual reports, and other investor-required items
  • Prepare regular asset management plans, including proposals and forecasts on net income, lease renewals/expansions, capital expenditure, valuations, explanations of major variances to previous forecasts, written commentaries on key issues, and relevant assumptions
  • Ensure tenant-related issues are handled in a timely manner and resolved satisfactorily to achieve tenant satisfaction
  • Ensure compliance with applicable regulatory provisions, relevant legislations, Venture(s) documents, taxation laws, and all relevant contracts, with a focus on operational activities
  • Manage all lease-related matters to ensure tenants comply with lease covenants and authorities’ requirements
  • Maintain accurate control of documentation associated with asset management functions for reporting purposes
  • Build, maintain, and strengthen business relationships with customers to develop a deeper understanding of their needs, future plans, and internal decision-making processes regarding space requirements
  • Ensure buildings and services meet quality assurance specifications
  • Liaise with authorities on lease-related matters as required
  • Interpret agreements in contracts and ensure all invoices are in accordance with the agreements

Requirements

  • Strong financial and investment analysis skills
  • Understanding of property valuation and risk assessment
  • Familiarity with the real estate sector, especially the logistics market, is a plus
  • Familiarity with contract/lease agreements is a plus
  • Strong strategic thinking and decision-making abilities
  • Excellent negotiation and communication skills
  • Ability to multitask while maintaining accuracy
  • Understanding of market and economic trends
