Job description for SITE SELECTION SPECIALIST at PT Perahu Berkah Indonesia
Salary Range: Rp4,000,000 – Rp6,000,000 per month
Qualifications:
- Minimum SMA/SMK graduate; D3/S1 in Business Management, Industrial Engineering, Marketing, Real Estate / Property Management, or a related field is preferred, with at least 1 year of experience in site selection, property acquisition, marketing, expansion, or field surveys, preferably in the F&B industry.
- Honest, disciplined, responsible, proactive, detail-oriented, and passionate about the F&B industry, with the ability to work independently as well as in a team.
- Good understanding of market analysis, location feasibility studies, property evaluation, lease agreements, and business expansion, with the ability to analyze demographic data, traffic flow, competitor locations, and market potential to recommend strategic business locations.
- Strong communication, negotiation, and interpersonal skills when dealing with landlords, property agents, developers, and business partners.
- Proficient in Microsoft Office (Excel, Word, and PowerPoint); knowledge of Google Maps, Google Earth, or GIS (Geographic Information System) tools is an advantage.
- Willing to travel frequently for field surveys and work flexible hours, including evenings, weekends, and public holidays when required.
Job Description:
- Identify, survey, and evaluate potential locations for new outlets based on market potential, demographics, traffic flow, accessibility, competition, and business feasibility, while conducting market research and location feasibility studies to recommend strategic sites that support the company's expansion plans.
- Coordinate with landlords, property agents, developers, shopping malls, and other business partners to negotiate rental terms, lease agreements, and site acquisition, while ensuring all site selection and leasing processes comply with company policies, legal requirements, and local regulations.
- Prepare site evaluation reports, location analysis, budgets, lease comparisons, and recommendations for management approval, while maintaining an updated database of potential properties, landlords, competitors, market information, and collecting photos, videos, important documents, and landlord information for each potential property.
- Work closely with internal departments, including Operations, Event Planner, Product Research, and Creative Designer, to ensure selected locations meet operational and business requirements, monitor project timelines from site selection through handover, and support the outlet opening process.
- Continuously identify new business opportunities, strategic locations, and market trends to support the company's expansion plans.
