Qualifications:
- Minimum 2–3 years of experience (experience in high-end hotel/villa projects is strongly preferred).
- Proficient in S-Curve tracking, as well as reading and interpreting RAP (Cost Plan), BOQ (Bill of Quantities), and project schedules.
- Strong command of architectural, structural, and interior drawings, along with hands-on experience in field Quality Control (QC) across all three disciplines.
- Strong leadership skills with a proven track record of managing multiple projects, foremen, and vendor sub-contractors.
- Deep understanding of hotel and villa construction methodologies, particularly high-end finishing details.
Key Responsibility:
- Quality & Progress Control: Execute thorough quality control and site inspections to ensure all work-from site clearance to final interior fitting-aligns with the developer's design, specifications, and master schedule.
- Coordination & Site Meetings: Host weekly meetings with internal technical teams and contractors. Prepare daily and weekly progress reports, and review contractor progress submissions.
- Handover & Defect Management: Conduct comprehensive QC inspections for site deliverables. Compile defect lists (snag lists) and rectification data for operational units at Akasha Hotel and Villa covering both civil and vendor scopes.
- Field Technical Analysis: Analyze on-site design adjustments considering time, cost, and field risks, documenting proposed solutions via Site Memos for Development Manager approval.
- Site Procurement Control: Review and approve site Purchase Orders (POs) and material requests submitted by foremen prior to secondary review by Procurement and the Development Manager.
- Stakeholder Monitoring: Coordinate and monitor daily project activities directly with internal technical teams, consultants, main contractors, and specialized vendors.
