Job description for Retail Expansion Executive at Vape Bay
RETAIL EXPANSION EXECUTIVE
We are looking for a proactive and detail-oriented Retail Expansion Executive to leand and manage end-to-end process of opening new retail stores across Jakarta, Indonesia.
This role will be responsible for identifying potential retail locations, exploring mall opportunities, coordinating with mall management, negotiating leasing opportunities, and managing the store opening process until the store is ready to operate
Key Responsibilities
1. Location & Market Research
- Identify and research potential mall locations and strategic retail areas for new store openings.
- Conduct site visits and evaluate potential locations based on foot traffic, target market, accessibility, competition, and business potential.
- Analyze market opportunities and recommend suitable locations for expansion.
2. Mall Relations & Leasing
- Establish and maintain relationships with mall management, leasing teams, and property representatives.
- Contact and coordinate with mall representatives to explore available retail spaces and leasing opportunities.
- Negotiate rental rates, leasing terms, commercial conditions, and other agreements.
- Coordinate leasing documentation and follow up on the approval process.
3. Store Opening & Project Coordination
- Manage the end-to-end store opening process, from location identification to store launch.
- Coordinate with internal teams, mall management, contractors, and external vendors throughout the preparation process.
- Monitor store renovation, interior fit-out, installation, and other opening requirements.
- Ensure store opening timelines, budgets, and operational requirements are properly managed.
- Coordinate the completion of necessary permits, utilities, and mall requirements before store operations begin.
4. Reporting & Expansion Planning
- Prepare location assessments, feasibility reports, and expansion recommendations.
- Monitor project progress, timelines, and budgets.
- Provide regular updates on expansion activities, potential locations, and store opening progress.
What are we looking for?
- Bachelor's degree in Business Management, Marketing, Management, or a related field.
- Minimum 2–3 years of experience in Retail Expansion, Business Development, Store Development, Mall Leasing, Property Leasing, or a related role.
- Experience in identifying potential retail locations and handling mall or property management relationships.
- Familiar with retail leasing processes, rental negotiations, and commercial agreements.
- Experience managing store opening projects, including coordination with contractors, vendors, and internal teams.
- Strong communication, negotiation, coordination, and project management skills.
- Good analytical skills with the ability to evaluate location potential and business opportunities.
- Able to work independently, manage multiple projects, and meet deadlines.
- Willing to travel frequently and conduct site visits across Indonesia.
- Experience in the vape industry or familiarity with vape products is an advantage, but not mandatory.
