Job description for Quantity Surveyor (QS) at Apex Sports Village

We are seeking an experienced and detail-oriented Quantity Surveyor (QS) to support the construction and pre-opening development of APEX Sports Village. This role is responsible for managing project costs, preparing quantity take-offs, monitoring budgets, evaluating contractor claims, and ensuring all construction works are delivered efficiently, within budget, and in accordance with contractual requirements.
As part of the pre-opening team, the Quantity Surveyor will work closely with Project Management, Consultants, Contractors, Procurement, Finance, and other stakeholders to ensure the successful delivery of a world-class sports and hospitality destination.
What You'll Do:
- Prepare Bills of Quantities (BOQ) based on architectural, structural, MEP, and landscape drawings.
- Conduct quantity take-offs and prepare accurate cost estimates for construction works.
- Develop and monitor project budgets and cost plans.
- Evaluate quotations, tenders, and contractor proposals.
- Prepare tender comparison analyses and provide commercial recommendations.
- Review and certify contractors' progress claims and payment applications.
- Assess and negotiate variation orders (VO), change orders, and additional work claims.
- Monitor project expenditures against approved budgets and identify potential cost overruns.
- Prepare monthly cost reports, cash flow forecasts, and financial progress updates.
- Coordinate with Project Managers, Consultants, Architects, Engineers, Procurement, and Finance throughout the project lifecycle.
- Conduct regular site measurements to verify completed work and construction progress.
- Ensure compliance with contracts, specifications, company policies, and project procedures.
- Support procurement activities by preparing quantity schedules and technical cost evaluations.
- Identify value engineering opportunities without compromising quality, safety, or functionality.
- Assist during project close-out, including final account preparation and contractor settlements.
- Maintain complete documentation of contracts, cost reports, variation logs, and payment records.
Requirements:
- Bachelor's Degree (S1) in Civil Engineering, Quantity Surveying, Construction Management, or a related discipline.
- Minimum 3–5 years of experience as a Quantity Surveyor in construction projects.
- Experience in hospitality, commercial buildings, sports facilities, mixed-use developments, or resort projects is highly preferred.
- Strong understanding of construction methods, BOQ preparation, cost estimation, and contract administration.
- Able to read and interpret architectural, structural, MEP, and shop drawings.
- Strong knowledge of Indonesian construction contracts and commercial practices.
- Excellent analytical, negotiation, and problem-solving skills.
- High attention to detail and strong numerical ability.
- Able to work independently while collaborating effectively with multidisciplinary teams.
- Proficient in Microsoft Excel and Microsoft Office.
- Familiarity with AutoCAD, Bluebeam, CostX, Cubicost, Revit/BIM, or similar quantity take-off software is an advantage.
- Strong communication skills in both Bahasa Indonesia and English.
Preferred Qualifications:
- Experience working on pre-opening hospitality developments, sports facilities, resorts, or large-scale commercial projects.
- Knowledge of FF&E (Furniture, Fixtures & Equipment) and OS&E (Operating Supplies &Equipment) procurement is an advantage for hospitality projects.
- Experience working with consultants, developers, and contractors simultaneously.
- Understanding of value engineering and lifecycle cost management.
