ABOUT THE ROLE

We are seeking a dynamic, highly adaptive, and proven professional operating at the intersection of Corporate Legal and External Public Relations, specifically tailored to the real estate and property development sector in Bali.

In this role, you will hold end-to-end accountability for ensuring full structural, spatial, financial, and regulatory compliance (OSS-RBA, SIMBG, Gistaru).

A critical component of this role involves orchestrating and managing our external consultancy ecosystem. You will act as the primary corporate anchor driving seamless collaboration with Notaries, Accounting Consultants, top-tier Real Estate Lawyers, Dispute Attorneys, and specialized third-party Permit Consultants to secure, streamline, and defend our corporate and project pipelines.

KEY RESPONSIBILITIES

1. Legal, Compliance, & Corporate Ecosystem Collaboration

• Review and manage all corporate legal frameworks, construction contracts, joint venture/partnership agreements, and structural vendor contracts.

• Act as the central company liaison managing relationships with selected Notary offices, ensuring the precise alignment of corporate intentions during their drafting and execution of land acquisitions, leases, and corporate deeds.

• Partner closely with our external Accounting Consultants to reconcile financial reporting with regulatory filings, ensuring corporate tax positions are aligned with property structures.

• Collaborate closely with specialized Dispute Lawyers to preemptively mitigate or actively resolve land-boundary, title, or contractual friction points.

• Direct, audit, and accelerate deliverables from external third-party Permit Consultants to navigate the corporate licensing lifecycle via the OSS-RBA and SIMBG portals (KKPR/Zoning verification, NIB procurement, PBG, SLF, and Change of Building Function protocols).

• Conduct exhaustive legal due diligence on land ownership structures, boundary lines, and spatial zoning restrictions (Gistaru/RDTR maps) prior to acquisition.

2. Public Relations & External Relations

• Serve as the primary Liaison Officer and strategic bridge between the company and regional government bodies (Provincial/Regency offices, DPMPTSP, PUPR, Satpol PP, Immigration), as well as local Bendesa Adat, Kelian, and village leadership.

• Manage and mitigate on-the-ground challenges related to environmental permissions (AMDAL, UKL/UPL), social impact audits, and community-level alignment (Neighbor Audits).

• Formulate robust external communication strategies and act as the company’s spokesperson during any regulatory, construction, or socio-environmental crisis.

REQUIREMENTS & QUALIFICATIONS

• Minimum Bachelor’s Degree (S1) in Law.

• 1–3 years of solid professional experience in a combined Legal, Compliance, and PR/External Relations capacity within the Real Estate, Construction, or Hospitality Development sector in Bali.

• Proven track record of effectively managing, coordinating, and driving results through a diverse external network (Notaries, Accounting Firms, Law Firms, Permit Consultants, and Dispute Counsel).

• Comprehensive, practical understanding of Indonesian land laws, corporate compliance, BKPM Regulation No. 5/2025, and Bali’s provincial spatial zoning laws (Pink Zone vs. Yellow Zone under Perda No. 2/2023).

• An established professional network with government offices and a deep cultural understanding of communicating effectively within the Balinese Adat (customary) framework.

• Exceptional negotiation, conflict mediation, and litigation-avoidance skills under high-pressure conditions in the field.

• Professional fluency in both Indonesian and English (with particular strength in contract review and business communication). Proficiency in Balinese is a distinct advantage.

• Full mobility and willingness to perform field visits across key development corridors.
