Qualifications:
- Minimum of 3 years of experience in Law, Corporate Law, Compliance, Licensing, Property, Hospitality, or Construction.
- Experience in hospitality, property development, construction, building permits, or multi-property operations is highly preferred.
- Strong understanding of monitoring and managing NIB, PBG, SLF, NPWP, environmental documents, permits, and related recommendations.
- Ability to identify potential legal and compliance risks that could impact the company's operations, assets, reputation, and business interests.
- Ability to create, maintain, and manage a Centralized Legal & Compliance Database for Akasha and Cavana Property.
- Responsible for monitoring legal, administrative, and OHS (Occupational Health and Safety) compliance across all properties and projects.
- Proficient in using Microsoft Excel/Google Sheets, Microsoft Word/Google Docs, PDF, and Outlook.
- Possesses strong problem-solving, analytical, and organizational skills.
Key Responsibility:
- Monitoring the company’s and all properties’ compliance with relevant laws and regulations related to hospitality, property, construction, employment, occupational safety, vehicles, buildings, and other operational activities.
- Ensuring every document contains complete information (number, name, property/project, issuance date, validity period, renewal due date, issuing institution, etc.) and establishing a reminder system for documents expiring at least 90 days in advance.
- Creating a Permit Register and regularly reporting the status of permits to Management.
- Managing building support documents (PBG/Building Approval, SLF/Certificate of Occupancy, technical documents, etc.).
- Ensuring that all required OSH (K3) documents, certifications, and permits are available and their validity periods are closely monitored.
- Monitoring the validity period and renewal of policies, including building insurance, property all risk, vehicle insurance, equipment/asset insurance, project insurance, etc.
- Monitoring vehicle legality, including vehicle registration (STNK), vehicle tax, ownership documents (BPKB), vehicle title transfers, name changes, and vehicle insurance.
- Administering contracts (vendors, suppliers, contractors & subcontractors, partners, etc.).
- Recording all cases, claims, disputes, legal notices, and issues with the potential to become legal disputes.
