Job description for Business Development Manager (Property) at Geekhunter

Job Responsibilities

  • Manage inbound leads from digital marketing channels, including online advertisements, the company website, WhatsApp, and referrals. Respond within established timelines, engage decision-makers, and assess each opportunity.
  • Build an outbound pipeline of mid-sized property developers, particularly those focused on affordable and subsidized housing, through industry associations, banking partners, brokers, contractors, and notaries.
  • Conduct structured qualification meetings to assess project progress, funding requirements, housing unit volumes, buyer availability, payment methods (cash or mortgage/KPR), contractor arrangements, bank support, land ownership, and proposed collateral.
  • Collect preliminary corporate, project, and buyer documentation and submit complete applications to the Credit team for initial assessment. Collaborate with the Credit team to present approved financing proposals to developers.
  • Maintain accurate CRM records throughout the sales pipeline, from initial lead identification to contact, qualification, meetings, and preliminary credit screening. Provide weekly reports on pipeline volume, conversion rates, and challenges.
  • Monitor market trends, developer financing needs, pricing, and competing funding options. Provide insights to improve financing offerings, lead qualification processes, and sales strategies across regional markets.

Job Requirements

  • Bachelor’s degree in Business, Finance, Economics, Marketing, Real Estate, or a related field.
  • At least 4 years of experience in business development, B2B sales, or relationship management, preferably involving property developers. Relevant backgrounds include SME or commercial banking, fintech or multifinance lending, land acquisition, property sales, or real estate agencies.
  • An established network within Indonesia’s property development industry, including developer associations and housing finance institutions. Experience with subsidized housing programs is an advantage.
  • Understanding of property development economics and financing fundamentals, including construction costs, housing sales, mortgage processes, collateral, and financing ratios such as Loan-to-Value (LTV) and Loan-to-Cost (LTC).
  • Strong pipeline management skills and experience using CRM platforms or structured tracking systems. Comfortable working toward targets, meeting response-time requirements, and traveling to meet developers across Indonesia.
  • Excellent communication, relationship management, and negotiation skills, with a high level of integrity. Fluency in Bahasa Indonesia and professional proficiency in English.
